Cambridge House Prices have published their latest analysis of market conditions in Cambridge and it makes for very interesting reading. My clients have been involved in the bidding for a number of the £1 million + houses in the City and I can confirm that competition at this end of the market is intense.  More often than not agents are asking for buyers to put forward their best and final offer for a property, helping to drive up eventual sales prices way in excess of the initial guide price.  I was amused to see in the Cambridge News Property Supplement last week that one agent was advertising the fact that they had achieved an average of 102% of the guide price on their sales.  If only prime property in Cambridge could be secured for only 2% above the guide price!
